History of Kings Grant: Kings Grant Neighborhoods is a beautiful area surrounded by Lynnhaven Bay.  This peninsula of sorts creates a very tranquil living that is special to its residents. The history of Kings Grant is one that started before the first settlers even showed up,  Native Americans lived all along the Chesapeake bay and specifically the Lynnhaven Bay shores.  The new settlers slowly started moving to the shores of Chesapeake Bay, Lynnhaven Bay, Broad Bay and Atlantic Ocean in Virginia Beach.  Yes Virginia Beach has that many areas of water that waterfront property can be found.  Virginia Beach has since grown to become the most populated city in Hampton Roads area.  These communities and neighborhoods are each linked by the Hampton Roads Beltway ( this is why it is referred to as Hampton Roads are) There are two large bridge-tunnels that link the main parts of Virginia to the southern shores.  The area of Virginia Beach is surrounded on three sides by Bays, rivers, and ocean, and even pockets of neighborhoods within the city of Virginia Beach are also peninsula on their own surrounded by bays, or other bodies of water.

Kings Grant Neighborhood description: Modern day Kings Grant area includes the following Neighborhoods: Kings Grant, Kings Forest, Birchwood Gardens, Bishopsgate, Little Neck Cove, Malibu and Thalia. This is one of the most desirable areas to live in Virginia Beach. Take five minutes’ drive to the west Virginia Beach boulevard and you are in the heart of Virginia Beach – Town Center, Pembroke Mall, great shopping and restaurants. If you take east VA Beach Blvd., you are in the Hilltop, the most popular area for shopping and dining – Stein Mart, Target, Trader Joe’s, Whole Foods, Kroger, and list goes on and on. Take Lynnhaven parkway to get to Lynnhaven mall, AMC Theater and lots of other attractions. Laskin road will take you in 10 minutes straight to the Oceanfront, the beach life with boardwalk, Neptune stature, lots of things to do with your family and friends. Great Neck road will take you to Great Neck recreation center and First Landing State Park. Also, great schools and just few minutes to I-264 Lynnhaven exit. Homes description: Kings Grant is a well established neighborhood in Virginia Beach. The majority of the homes are detached, single-family homes (one or two levels) built between 1950s and 1970s. There are also some newer homes built between 2000 and 2018. Most of the residential real estate is owner occupied which indicates stability in the neighborhood. Many of the Homes in Kings Grant are established but not old, a lot of the homes are very well kept, updated and renovated now.

The neighborhood offers a variety of home styles: one- or two-level brick and vinyl ranches, traditional, transitional and, colonial style. The sale price depends very much on the year built, square footage, number of bedrooms and the condition of the house. The price also varies on waterfront or not waterfront criteria and what kind of water it sits on – just a water view, little creek or the house is situated on deep water with a boat slip. With that said, you can find waterfront properties in price ranges between $340,000 to $1,400,000. Not waterfront properties sell in price range between $220,000 - $800,000.
